Having both of our managing partners come from IT backgrounds, Disrupt incorporates technology at every level of their business from acquisitions and underwriting to the closing process and asset management, which has helped them meet and exceed projected investor returns.The role of a Disrupt Management Leasing Agent requires high energy and a burning desire to make a real difference in people's lives and a commitment to anticipate and exceed the expectations of our residents and customers. This diverse role combines sales, customer service and marketing to lease apartment homes and build excellent relationships with guests and residents. The ideal candidate will be proactive in anticipating and exceeding expectations in all areas of the Leasing Agent role.Essential Duties & Responsibilities:Successfully sell property's products and services to prospectsMaintain thorough product knowledge of the property, sister properties and competitorsAssist manager in developing and implementing effective marketing strategies to increase property traffic and internet leads. Responsible for generating qualified traffic, by way of cold call, direct email, business outreach, locator/realtor solicitation and other lead generation activities necessaryExcellent phone etiquette (speaks clearly and concisely). Convert phone calls to tours, property tours to leases and internet leads to tours and/or leasesEnsure guest cards are complete, entered into the property management software, and follow up procedures are completed for every prospectEnsure leasing office, tour path, vacant apartments, amenities and general curb appeal of community is pleasing to all 5 senses and is impeccably clean, if necessary, spot clean to maintain the high standard of which Disrupt Management is synonymous withResponsible for generating qualified traffic, by way of cold call, direct email, business outreach, locator/realtor solicitation and other lead generation activities necessaryConduct weekly remote outreach marketing and locator/realtor solicitation to promote Disrupt Management, establishing a favorable referral relationshipMaintain online internet marketing, effectively track traffic and respond to internet leadsResponsible for generating qualified traffic, by way of cold call, direct email, business outreach, locator/realtor solicitation and other lead generation activities necessaryConduct weekly remote outreach marketing and locator/realtor solicitation to promote Disrupt Management, establishing a favorable referral relationshipMaintain online internet marketing, effectively track traffic and respond to internet leadsDevelop and maintain first class customer service relationships with prospects and residentsManage and resolve resident concernsMonitor outstanding work orders and constantly communicates with maintenance staff to insure 24-hour guaranteePlan, organize and conduct resident functions as needed and as directed by Property ManagerComplete market survey as directed by manager.Manage resident delivery's, packages and services. Assist residents with retrieving packages, dry cleaning, and other deliveriesFollow up on work orders and services to ensure resident satisfactionAccurately prepare and be thoroughly knowledgeable with all lease-related paperwork, from the application process through move out. This includes processing applications, preparing move in information, lease files, renewal letters and renewal leases, completing brochures, completing move out requests, and any other forms utilized as they relate to leasing and resident relationsGeneral clerical assistance including but not limited to answering phones, taking messages, managing the facilities/work orders in the property management software, filing, and ordering office suppliesFollow up on work orders and services to ensure resident satisfactionComplete leasing reports as requiredMeet closing and telephone conversions ratio goalsSkillsProven working experience as leasing agentWorking knowledge of real estate law and leasing practicesUp to date with property market statusMS Office familiarityExcellent communication and negotiation skillsPersuasive with marketing and sales skillsCustomer service orientationBS degree in real estate or similar (preferred)Bi-lingual (preferred)Job Type: Full-timePay: From $16.00 per hourBenefits:Dental insuranceEmployee assistance programFlexible scheduleHealth insurancePaid time offProfessional development assistanceVision insuranceSchedule:8 hour shiftMonday to FridayOn callWeekend availabilitySupplemental pay types:Bonus payCommission payAbility to commute/relocate:Houston, TX 77024: Reliably commute or planning to relocate before starting work (Required)Work Location: One location
